mulberry_aerial.jpgBased on extensive development experience within the corporate and private sectors, Gilbert & Ezelle has developed a fully integrated land development process.  We have assembled a multi-disciplinary team with very strong credentials and a well established track record that identifies land for development, designs a land plan and takes it through the entitlement process and executes the development and sales and marketing process.

Services are customized to meet the needs of the individual client.  Clients can select from the following Range of Services based on their specific needs and Gilbert Realty Company serves as the point of coordination for the land development team.

•    Identification of potential tract or parcel for development
•    Assessment of physical, locational and overall development characteristics of the tract
•    Market/feasibility study to determine optimal land uses
•    Conceptualization of optimal land use plan
•    Preparation of Master Development Plan
•    Wetlands Delineation and Obtainment of Section 404 Permit
•    Design of roads, water & sewer, utilities, storm water drainage, etc.
•    Negotiation of Water & Sewer Agreement, Development Agreement, and P-U-D zoning with applicable governmental agencies
•    Completion of Regional Impact package, if applicable
•    Development cost estimation
•    Financial modeling to confirm feasibility and marketability of optimal development scheme relative to end development, master development,bulk sale, and/or joint venture alternatives
•    Securing of conventional financing and/or equity investment for project
•    Preparation of legal documents (Development Agreement, Zoning/P-U-D Documents, Contract for Consulting Services, Agreements of Sale, etc.)
